Irrigation is priced by zone and controller complexity, since a basic spray system and a smart, weather-based controller system with separate drip and spray zones are not the same installation cost even on a similarly sized planting area.
Retaining walls are one of the most commonly underpriced items in this scope, because a 2-foot decorative wall and a 6-foot engineered wall requiring geogrid reinforcement and drainage look similar on a landscape plan but carry very different engineering and material requirements. We price walls against height, and flag where engineering calculations or geotechnical input are likely required rather than assuming a standard gravity-wall detail applies. Hardscape material selection - pavers, natural stone, decorative concrete - is priced by material and pattern complexity rather than a flat square-footage rate.
