Why Our Metal Roofing Estimates Hold Up

Metal roofs are highly dependent on roof geometry and panel configuration. A simple roof area measurement does not account for panel lengths, overlaps, seams, cuts, valleys, hips, ridge conditions, penetrations, or specialty trims.
We review the roof plans, elevations, sections, details, specifications, and panel information to quantify metal roofing materials according to the documented system. Different panel profiles, gauges, finishes, and applications can be separated so contractors can price the actual project requirements.

Coordination Across the Metal Roofing System

Metal roof panels work with underlayment, insulation, decking, framing, flashings, trim, fasteners, gutters, and roof penetrations.
We coordinate the roof covering with available architectural and structural information to identify eaves, ridges, valleys, hips, wall transitions, penetrations, skylights, curbs, and perimeter conditions.

Metal Panel Takeoff

Metal panel quantities are established from the roof geometry, panel coverage, slope, direction, and documented panel profile.
Panel length and layout can be reviewed separately for different roof sections, particularly where the project contains multiple slopes, roof elevations, or panel types.

Metal Roofing Trim & Flashing Estimating

Trim and flashing can represent a significant portion of a metal roofing package. Ridge caps, valley flashing, eave trim, rake trim, wall flashing, transitions, and penetration flashing are measured separately where shown.
This prevents perimeter and detailing materials from being buried inside a general roof-area allowance.

Metal Roof Replacement Estimating

For replacement projects, the estimate can include existing metal roof removal, disposal, substrate preparation, underlayment, new panels, flashing, trim, fasteners, accessories, and installation labor where applicable.
Existing roof conditions should be verified against site information and project specifications before final procurement.
