Why Framing Estimates Miss Hardware and Blocking

Most framing takeoff errors aren't in the studs - they're in the components that don't show up as a clean linear quantity on the drawings. Blocking, backing for wall-mounted fixtures, and the connector hardware called out in structural notes (hurricane ties, hold-downs, joist hangers) are easy to undercount because they're scattered throughout the drawing set rather than concentrated in one schedule. We take these off explicitly as their own line items rather than folding them into a blanket framing lumber percentage, because hardware costs add up fast on a fully engineered frame and a missed hold-down schedule is a common source of framing change orders.
We also account for engineered lumber where it's specified - LVL beams, I-joists, glulam - since these carry different pricing than dimensional lumber and are frequently substituted into a design after the initial framing plan is drawn, particularly on longer spans.

Lumber Market Volatility

Because lumber pricing moves independently of labor and other material costs, we price framing estimates against current market rates at the time the estimate is delivered and note that lumber pricing is a volatile, time-sensitive component of the total. If there's a gap between when your estimate is prepared and when material is actually purchased, we recommend re-pricing the lumber quantities against current rates before finalizing your budget, since the quantities themselves won't change but the cost applied to them might.
