Why Our Wood Structural Takeoffs Hold Up

Posts, beams, joists, and framing hardware are often scattered throughout structural plans, framing plans, sections, schedules, and connection details. A takeoff that focuses only on wall studs can therefore miss significant structural lumber and hardware.
We identify structural wood components by size, type, length, quantity, location, and application where documented. Posts and beams are separated from repetitive joists and blocking so contractors can apply the correct material and installation costs.
Hardware is also reviewed because joist hangers, post bases, beam connections, hold-downs, straps, clips, anchors, and other connectors can be required throughout the framing system.

Coordination Across the Wood Structure

Structural wood components connect the walls, floors, roof, and foundation into one framing system. A beam may support joists, a post may transfer the beam load to a footing, and blocking or hardware may be required at the connection.
We coordinate posts, beams, joists, blocking, and hardware with the available wall framing, floor framing, roof framing, foundation, and structural details.

Wood beams and posts can vary significantly in size and material depending on span and structural loading. We separate individual beam and post types by size, length, quantity, and location where shown.
Engineered wood products such as LVL, PSL, and glulam can be quantified separately from conventional dimensional lumber so contractors can obtain appropriate supplier pricing.

Wood Joist Takeoff

Joist quantities depend on span, spacing, direction, openings, cantilevers, and floor geometry. We measure joists according to the framing plans and separate different sizes and systems where applicable.
Joist quantities can be coordinated with rim boards, blocking, hangers, and other supporting components to create a more complete floor framing material takeoff.

Blocking & Framing Hardware Estimating

Blocking and hardware are frequently overlooked in preliminary lumber estimates even though they can represent a meaningful portion of the framing package.
Where documented, we quantify blocking, bridging, hangers, straps, hold-downs, post bases, clips, connectors, and other structural hardware separately so these costs can be carried into the bid.

Engineered Wood Products Takeoff

Many wood-framed buildings use engineered lumber for longer spans and concentrated structural loads. LVL, PSL, glulam, and other engineered wood components can be measured separately according to the project specifications.
This allows contractors to distinguish engineered lumber from standard dimensional lumber and apply appropriate material pricing.
