Drywall quantities can vary significantly between wall and ceiling assemblies. A project may contain standard gypsum board, moisture-resistant board, abuse-resistant board, fire-rated assemblies, shaftwall systems, cement board, multiple layers, and specialty panels.
We review floor plans, reflected ceiling plans, elevations, wall-type schedules, sections, details, and specifications to identify each assembly and quantify the appropriate materials separately.
We also distinguish between board quantities and finishing components so contractors can see the complete drywall scope rather than relying on a single square-foot allowance.

Coordination Across the Interior Finish Assembly

Drywall interfaces with framing, insulation, doors, windows, ceilings, millwork, MEP penetrations, firestopping, and interior finishes.
We coordinate available architectural, structural, and MEP documentation to identify openings, partitions, soffits, bulkheads, shafts, rated walls, ceiling transitions, and other conditions that can affect drywall quantities.

Drywall Takeoff by Wall Type

Wall types can contain different board types, thicknesses, layers, insulation requirements, and fire ratings. We separate quantities by documented wall assembly rather than applying one drywall rate across the entire building.
This makes the takeoff easier to price, review, and compare against subcontractor proposals.

Drywall Ceiling Estimating

Drywall ceilings can include flat ceilings, soffits, bulkheads, dropped sections, ceiling transitions, and specialty assemblies.
Quantities can be measured from reflected ceiling plans and architectural details and separated from wallboard quantities.

Fire-Rated & Specialty Drywall Estimating

Fire-rated walls, shaft walls, acoustic assemblies, moisture-resistant systems, and other specialty drywall assemblies require specific materials and installation methods.
Where the drawings and specifications identify these systems, they can be quantified separately to prevent specialty materials from being missed.

Drywall Finishing & Joint Treatment

Drywall finishing can include tape, joint compound, corner bead, control joints, sanding, and specified finishing levels.
The estimate can separate board installation from finishing labor and materials where the project scope requires separate pricing.
