Why Our Metal Door Estimates Hold Up

A door schedule can contain dozens of different opening configurations, even when many doors appear similar on the floor plan. A simple door count can therefore miss important differences in size, rating, frame type, hardware, and accessories.
We review door schedules, floor plans, elevations, specifications, details, and hardware information to separate door assemblies by type and configuration. Hollow metal doors, steel doors, frames, rated assemblies, glazed doors, pairs, and specialty openings can be quantified independently.

Coordination Across Door Openings

Door assemblies interact with walls, frames, hardware, glazing, access control, fire-rated assemblies, and finish conditions. We coordinate the door schedule with architectural plans and specifications to identify openings, frame conditions, ratings, and specialty requirements.
Hardware and glazing can be included or separated depending on the project's scope and specifications.

Hollow Metal Door Takeoff

Hollow metal doors and frames are quantified according to the door schedule and architectural documentation. Door sizes, types, ratings, frame configurations, glazing conditions, and other documented characteristics can be separated by opening.
This allows contractors to obtain more accurate supplier pricing rather than applying one average cost to every opening.

Fire-Rated Steel Door Estimating

Fire-rated door assemblies require coordination between the door, frame, hardware, glazing, and surrounding wall assembly.
Where fire ratings are identified in the drawings and specifications, rated door assemblies can be separated from standard openings so the correct material and hardware requirements are carried into the estimate.

Door Hardware Estimating

Door hardware can represent a significant portion of a commercial opening package. Hinges, closers, locks, exit devices, panic hardware, pulls, stops, thresholds, and other specified components can be quantified separately.
Hardware sets can also be coordinated with door schedules where available.
