Why Sitework Estimating Is Different

Sitework estimating is fundamentally different from building estimating because you are pricing variables you can't completely see. A set of architectural plans tells you exactly how many doors there are; a civil grading plan tells you what the designer hopes is underground. Rock, groundwater, expansive soils, and unexpected utility conflicts are the realities of moving dirt.
We build our estimates around this reality instead of ignoring it. That means flagging assumptions explicitly - what soil conditions we've assumed, what haul distance we've used, where rock allowances are included versus excluded - so that when actual conditions differ from the geotechnical report, you know exactly where your budget is exposed and where it isn't. It also means cross-referencing the grading plan against the utility plan and the paving plan, since these scopes overlap constantly and a quantity counted once on one plan and again on another is one of the most common ways sitework bids come in wrong.
