Why Demolition Estimating Is Different

Demolition pricing depends heavily on what's inside the structure before it comes down. Hazardous materials - asbestos, lead paint, mold - change the sequence and cost of a project entirely, since abatement typically has to happen before demolition can proceed. We flag where a hazmat survey is referenced or implied by building age and note that abatement itself is typically a separately licensed scope, so it's priced and permitted correctly rather than bundled into a demolition allowance that understates the real cost.
We also separate selective demolition from full structure removal, since they price completely differently - selective demo requires more careful, slower work to protect what's staying, while full demolition is driven more by volume and disposal logistics. Utility disconnects and capping, foundation removal, and disposal or recycling fees (which vary significantly by facility and material type - concrete, asphalt, and general debris are rarely priced the same) are all itemized separately rather than folded into a single demolition lump sum.
