Why Our TPO Estimates Hold Up

TPO roof systems contain multiple components that work together as a complete assembly. A membrane-only square-foot measurement can leave significant material and labor costs outside the estimate.
We measure the roof membrane and identify the related system components shown in the drawings and specifications. Insulation thicknesses, cover boards, fasteners, adhesives, seam requirements, perimeter conditions, penetrations, curbs, drains, and flashing details are reviewed so the estimate reflects the complete documented roofing assembly.
We also separate different roof areas and system types where the project contains multiple specifications or assemblies.

Coordination Across the TPO Roofing System

A commercial roofing estimate needs to account for the relationship between the roof deck, insulation, membrane, flashings, edge metal, penetrations, drains, equipment curbs, and adjacent wall conditions.
We coordinate the TPO takeoff with available architectural roof plans, details, specifications, equipment layouts, structural drawings, and manufacturer requirements. This helps identify roof transitions, penetrations, parapets, curbs, and perimeter conditions that can materially affect quantities.

TPO Membrane Takeoff

The membrane quantity is measured from the roof geometry rather than relying solely on gross building area. Roof sections, slopes, parapets, penetrations, equipment areas, transitions, and other conditions are reviewed to establish the actual roofing coverage.
Waste and seam considerations can then be carried separately so contractors can distinguish theoretical roof area from procurement quantity.

TPO Insulation & Cover Board Estimating

Insulation and cover board quantities can vary by roof assembly, thickness, taper, location, and specification.
Where multiple insulation systems are used, they can be separated by type and thickness. This allows contractors to obtain more accurate supplier pricing and identify material differences between roof areas.

TPO Flashing & Penetration Estimating

Commercial roofs frequently contain HVAC curbs, pipes, vents, drains, skylights, parapets, expansion joints, and other penetrations.
These conditions can require additional flashing, membrane detailing, accessories, sealants, and labor. We identify documented penetrations and perimeter conditions so they are not hidden inside a generalized square-foot allowance.

TPO Roof Replacement Estimating

For reroofing projects, the estimate can include existing roof removal, disposal, substrate preparation, new insulation, cover boards, membrane, flashing, edge metal, accessories, and installation labor where specified.
Existing roof conditions and the required replacement assembly are reviewed separately to help contractors establish a realistic replacement budget.
